The Graduate Hospital Neighborhood lies South of Lombard Street, North of Washington Street and West of Broad Street. It is called the Graduate Hospital area because of the Graduate Hospital which closed in 2007, and was situated to the north of the area on South Street. The area is sometimes called SoSo, ( South of South Street ) or Southwest Center City.

Nineteenth and twentieth century row houses are the primary real estate stock. Condos are being developed along Grays Ferry Avenue in the former Naval Asylum, or Naval Home, which was built in 1833 and closed in 1976. In the nineteen fifties the area had begun to deteriorate and buildings were abandoned.  Recently, single family homes have been built or remodeled, and new businesses have sprouted up, catering to an increasingly gentrified neighborhood. Closeness to Filter Square and Rittenhouse Square has made the area increasingly more desirable. Average price of properties is $300,000.  Occasionally one bedroom condos are available in the 200,000 range. There are properties well over $1,000,000.  There are, however, still fixer-upper properties in the area.
